Property Manager
Threefold Educational Foundation is seeking a Property Manager for its Rockland County 130-acre Hudson Valley campus—comprising meeting spaces, K-12 and adult schools, a working biodynamic farm, an architecturally significant auditorium, a community café, a rooming house, and thirty-five residential properties. The position will be the primary liaison between the maintenance department, residents and tenants, and regulatory agencies.
Essential Duties and Responsibilities:
- Serve as liaison between tenants (residential and academic) and maintenance department for all maintenance requests and communications.
- Manage the moving in and moving out process for residents each year – the majority of which occur in the summer.
- Maintain FMX Maintenance Software to include work order requests, capital planning, preventive maintenance scheduling, inventory, and record keeping.
- Manage and coordinate all inspections, reporting, and compliance with state and local agencies.
- Approve and submit payable expenses for contractors and supplies.
- Assure proper filing and internal billing of departments for maintenance work. Maintain COI filing for contractors.
- Prepare annual maintenance budgets.
- Inspect properties and arrange for repairs as required.
- Manage third-party contractors such as trash removal, landscaping, and other ongoing services.
- Investigate and resolve property complaints and rental violations.
- On-call availability for emergencies.
Qualifications:
- Strong customer service and interpersonal skills
- Good written and verbal communication
- Proficiency in MS Office and Google systems; ability to learn new systems
- Attention to detail
- Organization and the ability to multitask efficiently
- Problem-solving to find effective solutions to issues
- Experience with property management and/or managing municipal compliance standards a plus.
